Many contractors will suggest that the new furnace for your home be bigger than you require. While it’s not necessarily wrong, it’s a cookie cutter approach to installing heating systems. Not every 2,000 square foot house is identical. A furnace that’s too large will cycle on and off more frequently which will place greater wear on its components and will waste energy and might, in some extreme cases cause the house’s internal temperature to vary.

With a furnace, efficiency matters. How efficiently a furnace converts gas, propane or even hydro into heating energy is reflected in its annual fuel-utilization-efficiency (AFUE) rating, which is measured as a percentage. The higher the number, the more heat the furnace can generate. Efficient furnaces generate fewer emissions so environmental considerations might also influence your decision.

Before you make any final decisions – remember this furnace will likely be a part of this home for 15 or more years, so insist that the contractor select models in a range of efficiencies. Have them also calculate the annual estimated operating cost of each model you’re considering. Note that the key word here is ‘calculate’ – rather than estimate. Your contractor can complete those calculations by plugging information on each unit’s AFUE and electrical consumption, local utility rates and characteristics of your home into one of several computer programmes.
